- Dynamic is in the process of providing full land development consulting services to design and permit a 413,888 SF Cross Dock Warehouse located on 40.59 Acres. The civil design is complex due to the entire property being impacted by a 100 YR Floodplain. The subsurface conditions are not ideal for standard foundation construction due to the close proximity to the Passaic River and therefore, our Geotechnical Engineering department has recommended implementation of ground improvement. In addition, the property is historically documented as contaminated and our Environmental Department will be involved during the demolition and redevelopment of the property.
- Dynamic worked closely with the client to perform a comprehensive evaluation of alternative site layouts to maximize the potential yield for the property by increasing the floor area and loading areas. The ultimate design resulted in a 923,000 SF warehouse with cross docking facilities. Redevelopment of the property was challenged by existing contamination on site and an attempt to reutilize as much of the existing utility infrastructure as possible. Extensive coordination with the Township was required to address aesthetic concerns both along the Route 27 corridor and along the residential property line. Detailed calculations were also required to evaluate possibilities of recycling concrete on site in order to grade the site to provide a balanced property. Dynamic worked with permitting agencies to expedite receipt of land use permits while achieving client’s development objectives without added costs or operational restrictions.
